Details of Deux-Sevres Country House "Beaumont"
An attractive and imposing detached country house, situated on the edge of a pretty village, close to all amenities, in Deux-Sèvres, Poitou-Charentes, France's second sunniest region.
The French property is south facing and set in approximately 2110 sq m of land, with an enclosed front garden, a large enclosed parking area to one side of the house, and a large rear garden laid to lawn interspersed with trees and shrubs.

An imposing yet attractive very well proportioned and spacious south facing french property situated on the edge of a charming village in the far south of Deux-Sevres, bordering the Charente Maritime and Charente within 5 kms, in the Poitou-Charentes region of France, the second most sunniest region after the South of France.
To the side, off the front garden, is a gate which leads into a large enclosed gravelled parking area, which can be entered from the road via double metal gates.
To the rear of the parking area are double metal gates which lead to a west facing gravelled patio area on the right that runs the length of the rear of the French property. The patio area can also be reached from the French windows in the dining room. On the left steps take you up and through a rock garden and into the main area of rear garden, which is laid to lawn and interspersed with tress and shrubs. There are lovely views over the fields and countryside.
The symmetrical layout of living room, study, dining room, kitchen and utility room all lead off the hallway. Midway in the hallway a wooden staircase leads up to the first floor mezzanine, where there is a master bedroom, a further two bedrooms and family bathroom.
There is oil fired central heating and a wood burning stove in the living room. All rooms are spacious, well lit with natural light from the large windows and have high beamed ceilings.

The double-fronted stone and rendered french property with shuttered windows is approached through a metal gate flanked either side by striking pillars which leads into an enclosed front garden and along a concrete path to a half stone and render glass and metal framed porchand up to an Art Deco style glass and carved wood front door. This opens into a spacious, high ceiling and well lit hallway with original art deco geometric tiles on the floor. Halfway down the hall on the right, a wooden staircase leads up to the first floor mezzanine and upstairs rooms. Leading off the hall are the living and dining room on the immediate and far left respectively, study and kitchen on the immediate and far right respectively, with the utility room positioned between kitchen and dining room, opposite the front door, at the end of the hall.

Living Room
On the immediate left, off the hall, a door leads into the spacious living room(20 sq m) at the front of the house, which over looks the front garden. Well lit with natural light from the large window, with central heating radiator underneath, the room has a high beamed ceiling with original polished wooden floor and high skirting boards. In one corner of the room is a green marble art deco style fireplace with a wood burning stove.

Dining Room
On the far left, off the hall, a door leads into the spacious dining roomat the rear of the house. Well lit with natural light from the floor to ceiling double glazed French doors which lead out on to the patio area which runs the length of the back of the house - ideal for al fresco dining! From the patio access is available to the large rear garden.

Kitchen
On the far right, off the hall, a door leads into the spacious kitchen at the rear of the house. Well lit with natural light from the large window, which overlooks the patio and rear garden, with central heating radiator underneath, the room has a high beamed ceiling with large floor tiles and high skirting boards. The kitchen is well equipped with mixer tap over sink, modern kitchen units in primrose with black work surfaces, dual electric and gas hob with black extractor fan above, electric fan assisted oven and integrated matching black and primrose dishwasher. Either side of the kitchen window and inset into the wall are storage cupboards, on one side there are 2 floor to ceiling cupboards and at the other end is a recessed area above the kitchen work surface, with above that, a storage cupboard, which houses a water heater that serves only the kitchen sink and dishwasher. There is ample space for a kitchen table and 4-6 chairs.

Garden
There is an enclosed gravelled front garden with specimen trees, shrubs, and roses.
To the side, off the front garden, is a gate which leads into a large enclosed gravelled parking area, that can also be entered from the road via double metal gates.
To the rear of the parking area are double metal gates which lead to a gravelled west facing patio area on the right that runs the length of the rear of the house. The patio area can also be reached from the French windows in the dining room. Steps take you up and through a rock garden and into the main area of rear garden, which is laid to lawn and interspersed with tress and shrubs. There are lovely views over the fields and countryside.

Patio
A gravelled west facing patio area runs the length of the rear of the house. This can be accessed from the enclosed parking area at the side of the house and can can also be reached from the French windows in the dining room. An ideal place to have an al-fresco breakfast or lunch.

Additional information about rental rates
- Payment accepted in sterling or euro cheques.
Short Breaks are only allowed outside of any school holidays, or bookings made within 4 weeks of travel date.
For Confirmation of a Booking, Please send a Non Refundable Deposit 25% of total rental, with the signed booking form. Balance is required 8 weeks prior to travel date. with a £150 Refundable Security Deposit, which will be refunded within 2 weeks of departure.
All bed linen, duvets, UK pillows, Bedspreads, Bathroom Towels, Kitchen Towels and Tea Towels are included in the price. ( We only use 1st class quality bedlinen and towels).
No Pets allowed (except guide dogs).
Change Over Days Saturday to Saturday in Peak Season, 4pm Arrival and 10am Departure. For Late bookings and maybe some Mid season bookings, it may be possible to change the days with the owners permission
- The property will be fully cleaned before your visit, and the beds made up ready for your arrival, this is included in the rental costs.
If you require additional cleaning during your stay, this can be arranged at 20e per hour. Bed linen changed, and/or towels changed during your stay, can also be arranged at a cost, both of these costs are payable on site, just ask for details.
- Please note that one of the bathroom room is suitable for guests in wheelchairs.
All beds are made up for your arrival.

There is a patios close to the house, for alfresco dining..
Large garden mainly laid to rough grass, plenty of garden games, badminton net, 3 bicycles 5yrs to adult, with helmets, Orchard of Fruit trees, Chestnut, walnut and hazelnut trees are dotted around and provide dabbled shade to sit under on those warm days. Lockable entrance gates & parking

We had 2 weeks in the Country House and loved it. The property
was very comfortable and the views spectacular. The property manager was
exceedingly helpful and efficient. Our children loved the pool which was clean,
well-maintained and a perfect temperature. My one suggestion would be to provide
some portable fans as the bedrooms at night in the very hot weather were quite
stuffy. A car is essential as the property is so rural. We enjoyed dining at
nearby restaurants particularly the chateau and the pizzeria. The nearby Intermarche supermarket was a godsend. We also enjoyed
swimming at the local lakeside beaches and had a very pleasant day out in St
Emilion visiting the vineyards and exploring the town. This property is highly
recommended.

The pictures are very good on this site, it truly is a
beautiful place. We stayed at the Country House with my sister and her family which
was 4 adults and 3 children, the pool was brilliant, the house was a good
size and very cool after the hot days. The children also played in the garden.
The area we stayed was lovely, the countryside was very tranquil. We had gone just out of France's high season. Would recommend this property and will definately use again. Very well equipped kitchen. Thank you
